This application was quite challenging for me as the site is located in a scenic area and permission was refused twice on other applications on this site.
My client was local and lived, went to school, worked in the Ballylusk area since she was a baby, so I was happy to make a planning application for her.
I studied the Local Area Plan and Development plan and went through Wicklow Guidelines for Development in Rural Areas and designed accordingly.
I also went through the conditions for refusal of the previous application and was concerned over the visual impact my design would have from the two roads on the opposite side of the my clients site and I designed the site plan accordingly to settle the house down into the landscape viewed from the roads above.
Planning was granted based on the above observations.
