In August 2017 we met Architect Gerry Hynes at our house that we were planning to refurbish and extend. We had seen a number of examples of neighbouring houses where he has designed extensions and renovations that we were really impressed with.

 

From the first meeting with Gerry, we immediately struck with his grasp of our requirements and more importantly of the design possibilities open to us. Gerry’s attention to detail with the energy saving opportunities was very important to us.

 

Throughout the building project we found Gerry to be an excellent resource, guiding us through the process and ensuring that the extension and refurbishment of the house was completed to our satisfaction.

 

The works were completed on target in early May 2018 and we were thrilled with the finished product. The completed house exceeded our expectations on every level. Almost nine months later we still delighted with all of the help and support Gerry provided during the project and the great design input he brought to the entire process.

Our early 1970s semi-detached house had poor insulation and with an open-plan living room (including stairway) it was difficult and expensive to heat. We engaged the architectural services of Gerry Hynes to advise us on what changes we could make and on finding a builder to undertake the work. Gerry listened to us carefully and came back to us with ideas and designs for improvements. Following further discussions, we agreed a series of changes. Gerry recommended a builder whom we found to be very satisfactory and, in effect, Gerry project-managed the overall job on our behalf. We have had external insulation done, new alu-clad windows and external doors fitted and solar tubes installed. We added a small front (sun) porch.  Internally, the large open-plan living room has been replaced with a separate hall-way and living room. The overall results are very satisfactory and we now have a house which is very comfortable, warmer and cheaper to heat.  F. Butler


We bought a very old dilapidated farmhouse, believed to be the home of Thomas Penrose for some years having been built by his descendant Richard of Brittas in 1786.

 

The House was in quite a state of disrepair and needed to be coaxed very gently back to the present and more then that made suitable for modern day living, this was not an easy job marrying an old traditional farmhouse with a modern aesthetic necessary for a young family to live in.

 

We employed Gerry Hynes Architect to design our brief.

He got planning and guided and administered the transformation along with our local builder, John Burke (building contractors) Ltd, retaining the character of the old house, while at the same time making it a very efficient energy aware house.

 

Both Gerry and John were very passionate about this job and went above and beyond the normal requirements. They both were sympathetic to this beautiful old house, very professional and stuck to the original time line, which is a feat in itself with a renovation of this magnitude.

 

My family and myself couldn’t be happier with the outcome. We truly love our home.

Gerry Hynes architect designed and managed a complete renovation and extension to our 1950’s house in Rathgar. The outcome was superb and better than we could ever have envisaged. Gerry listened carefully to our ideas on how we wanted to use the house then scoped out some options for discussion before developing the final design. What he brings to a project is real design flair allied with a keen interest in sustainability and energy efficiency.

 

The result for us was an elegant extension that links the garden with the house – the remainder of the house was also renovated with clever use of the existing spaces upstairs to create two bathrooms without losing any bedroom space. Beautifully proportioned new windows were installed throughout the house. Gerry required high quality finishes from the builder and managed and administered the project so that we kept within our budget.

 

Gerry also managed a similar project for our daughter where he renovated and extended a small 1930’s terraced house in Harolds Cross. Again he developed a design that responded to her particular needs and created a ‘wow-factor’ extension that changed a dark cramped kitchen into a room that was spacious but remained in harmony with rest of the house. We bought a 1970s house as a holiday home which was very cold, no insulation and small rooms. Gerry Hynes architect was recommended to us and we met and discussed our brief with him and his approach to our brief.

 

Gerry’s Design ideas were complete alterations to most areas and a large window looking out into a copse of trees, opposite a new large sliding door into the courtyard area. This brought light into the main open plan living spaces, a new extension as a living area and the dining area was strategically located in the centre of this space between both of these windows. Gerry altered the original fireplace into a new two sided log stove into the new extension dining area which worked really well.

 

Gerry’s form of construction of using full timber framed gave 200mm thick Rockwool insulation and high performance Danish windows and doors, meant there was virtually no heat loss and the areas heated very quickly, especially solar gain from the south-facing sliding screen door and combi-boiler, which is very efficient. Gerry designed the courtyard as an external room, with a cooking area, eating area and sitting area as a reflection of the adjoining internal open plan area. The design and finishes of the entire courtyard with hard and soft landscaping really encapsulated a beautiful external place to enjoy. Both Gerry and the builder John Burke Construction worked well with both of us and listened to our ideas, finishes and fixtures and fittings.
